SUNSET APARTMENTS RENTAL POLICIES

EQUAL HOUSING Non–discriminatory on the basis of race, color, religion, sex,
handicap, familial status or national origin.
AVAILABILTY All units are leased on a first come first served basis. Our company policy prohibits showing units that are not ready.
APPLICATIONS Applications are to be completed by each person(applicants or occupant) 18 or older who will be residing in the apartment without omissions or falsifications.
INCOME Total monthly income must exceed three times the monthly rental rate for the specific apartment type desired.
EMPLOYMENT Must be currently employed and provided additional sources of verifiable income that meets property income requirements.
Credit/Criminal
History Check
A complete check of your criminal and credit history will be made.
Active Duty Military
 
Completed TAA Application and copy of current orders. Only criminal report ran. Orders should reflect the length of lease term. $100 holding fee required. No application fee required. Military clause applies to new orders and not base housing. Before move out a written 30 day notice is required even with new orders.
Guarantor If the applicant does not meet guidelines with the exception of criminal history then A guarantor can apply. The guarantor will need to meet the same criteria.

All applications must include a $50.00 non-refundable application-proessing fee. Please allow two days before calling on the status of your application.
Rental History Applicants must have a minimum of six months of verifiable good rental history- fulfilled lease term. Mortgage information may be used as rental history.
Occupancy One Bedroom: No more than two persons*
Two Bedroom: No more than four persons*
*This does not include a child under the age of 1 year.
Security Deposit $150.00 for one bedroom
$200.00 for two bedrooms
$100.00 holding fee Active Duty Military only.
The deposit/holding fee is an application deposit until you move in. It is non-refundable if you decide not to move in after your TAA application has been approved.

*Dont forget to have all persons applying online to check the box and enter all applicant's names on the 2nd page of the application.  This is the area where you agree to the terms of the online application.

*Once we receive the online application we will then enter your information into our system at this time you then can go back into the homepage to enroll and make payments.
